New Feature

You can now filter out properties based on neighborhood grades. Simply expand the filter dropdown called "More filters" and select the range of neighborhoods you want to filter by from best to worst. To remove this filter, simply hit Reset on the filter panel, or the RESET button on the map.

Comps Tool

Introducing a new and improved way to run comps on Coffee Clozers. This new tool is sure to replace your manual process of running comps. Search for or click on any property, then click "Run Comps" towarddsd the top of the page, above the address. Automatically see our recommended comps, change parameters to widen your target zone, or even add your own comparable by clicking the "+ Add comp" button and searching for the address. Keep the comps you want, or exclude the ones you don't. Then click save to update the value/ARV estimate!

We’ve heard your feedback and have been working hard to bring you metropolitan areas! Now you can expand your investment hunting to the entire metropolitan area of your chosen city.

Currently, we support 57 of the major metropolitan areas in the U.S. Here’s how it works:

  • Metro areas are not included in the 50 sample cities – you will have to upgrade to a paid plan to access this feature.
  • Simply search for the city you are interested in. If the entire metropolitan area is available, a button will appear that says “Upgrade to metropolitan area.” Click this button to see what’s included in the metropolitan area on the map. Try it here
  • In each metro area, we only include the Principal Cities with a population of at least 10,000

The heatmap just got a lot more accurate – and if we could be so bold, we think it's the best real estate analysis map on the on the internet. Why?

We’ve combined some major data improvements to bring you more accurate maps.

  • Precise neighborhood scores – we now rate with a wider range to provide a more accurate score. The distribution of these scores is no longer arbitrary, meaning you get a more accurate understanding of a city’s makeup.
  • Real time data – Many map providers are based solely off of the US Census Bureau dataset. Although, we too ingest this data we recognize that it is typically outdated by two years. Therefore, we incorporate additional datasets for a real-time view of a market.

What ties into the neighborhood scores?

We're glad you asked. Here's a summary of the types of things we take into consideration:

Targeted Investment Strategies 🎯

  • Matching goals to classes: Different property classes cater to distinct investment goals. Class A areas might suit appreciation-focused investors, while Class B could be ideal for cash flow through rentals. Understanding classes helps you target properties aligned with your goals.

Risk Assessment 🧐

  • Predicting stability: Neighborhood classes offer insights into an area's overall stability. Class A areas are generally considered less risky, while Class C might have higher vacancy rates or require more renovations.

Market Analysis 🏙️

  • Comparative value: Knowing the class of a neighborhood allows you to compare properties within a similar category. This helps you assess if a listing is priced competitively or if there's room for negotiation.

Tenant Pool Identification 👥

  • Understanding demographics: Each property class tends to attract a specific type of tenant. Class A areas might attract young professionals, while Class C might cater to budget-conscious renters. This knowledge helps you predict potential tenant demand.

Future Potential 📈

  • Up-and-coming areas: Identifying up-and-coming neighborhoods within a class can be a great way to find properties with high appreciation potential. Understanding class trends can help you spot these opportunities.

By incorporating neighborhood classes into your investment strategy, you gain a valuable lens to evaluate properties. It allows you to make informed decisions about risk, potential returns, and how well a property aligns with your overall investment goals.

Introducing....STRATEGIES!

We've been working on this a loooongggg time. We recognized a huge need for strategies – both a way to calculate based on strategy AND recommended strategies based on each property. We wanted to do this right, and it's finally here!

You can now sort by and analyze based on your preferred investment strategy. This feature comes into play on both the listings page and the property calculator itself!

  • Each strategy has it’s own algorithm, so when you choose a strategy, we will rank properties based on their suitability for that investment strategy.
  • Now you can easily run the numbers based on strategy – and it’s SUPER quick. Simply select a strategy on the property calculator and see how the financial projections change.
  • Recommended strategy. We will recommend the best strategy for each individual property based on a large set of factors including location, profitability, and more.

Introducing the dashboard! Here you can control your entire account. There’s a few main things you can find in your dashboard:

  • Cities – access your cities and buy boxes. Create new buy boxes for each city, manage your notifications, and more.
  • Financial preferences – fine tune your browsing experience by setting financial preferences. You can even make custom settings for each city on your account!
  • Favorites – Access any properties you’ve saved to favorites here
